Painter * Performs work requiring the specialized skills of painting. * Prepares, primes, sands, seals, patches and paints furniture, surfaces, building, and fixtures of all types of painting materials such as varnish, lacquer, shellac, enamel, latex, epoxy, water-prove and heat resistant finishes. * Tapes, flushes, repairs and applies texturing, wallpaper, and acoustic layers on a variety of surfaces and adjust colors when necessary. * Operates, cleans and maintains all painting equipment, including brush, roll, sprayers and pumps, etc. Safely stores and labels all materials. * Uses ladders as necessary in Manners consistent with safety codes. * Responds to trouble/complaint/maintenance request calls throughout the hotel and grounds when directed to do so by supervisors. * May work with hazardous materials and chemicals in the performance of duties. * Uses tools, equipment, materials and chemicals safely and efficiently according to manufacturer's instructions/MSDS requirements. * Communicates status of job assignments and maintenance request to supervisor. * Is completely familiar with hotel emergency procedures and able to respond quickly and accurately during any emergency situation that may arise. * Other duties as assigned. * Apply paint to surfaces including canvas, walls, floors, doors and cabinets. * Mix, match and apply paint, varnish, shellac, enamel, and other finishes. Kitchen Mechanic * Repair, overhauls, maintains, and services industrial/commercial cooking and refrigeration units. * Troubleshoots and locates malfunctions, diagnose problems and determines appropriate repairs. * Adjusts, repairs, or replace thermostats, pressure stats, relays, switches, and wiring. * Repairs or replaces compressors and components, electric, motors, fans, belts, and pulleys. * Service and repair evaporators, condensers, and receivers. * Repacks valves, lubricates moving parts, replaces filters, clean coils, and provides preventive maintenance on equipment. * Observes and follows all safety rules and procedures, including wearing required personal safety equipment. * Order supplies, parts and maintain inventory, obtain bids and negotiate with vendors for parts and repair services. * Perform all other position related duties as assigned or requested. HVAC * Install troubleshoots and repairs heating, air conditioning, pump and building exhaust. * Troubleshoots malfunctioning heating, air conditioning to determine the cause of the malfunction. * Performs scheduled maintenance inspections, and adjust, cleans and calibrates various systems to assure proper system operations. * Repair wiring and electronic components associated with automated building management systems. * Replaces expansion valves, motors, coil units and other components parts. * Troubleshoots and repairs direct digital and pneumatic control systems. * Checks distribution system for proper velocity, volume, temperature, pressure, etc. * Balance air and water treatment systems. * Determine causes of and correct condensation problems. * Provide technical assistance with the design of HVAC systems including installation and modifications to existing systems. * Prepares records and reports describing procedures, action taken and recommended solutions. * Prepares and submits requests for supplies and equipment. * Responds to emergency service request. * Knowledge of pertinent rules and regulation, guidelines, safety orders, departmental operating procedures and safety regulations sufficient to insure that work is performed in compliance with applicable law. * Enforces sound safety and housekeeping practices. * Follows safety rules and procedures. Plumber * Perform skilled and semi-skilled plumbing work in the maintenance and repair of plumbing systems, equipment, and fixtures. * Obtains needed supplies and equipment to complete assigned tasks. * Communicates with staff in accordance with established policy. * Inspect boilers and plumbing systems in facilities. * Directs and performs a variety of repairs or replacement functions related to plumbing, minor electrical work related to water heaters, wiring or pumps and motors, etc. * Repairs and replaces broken water and sewer lines. * Clear sewer and drain lines, commodes. etc. * Maintains, trouble-shoots and repairs boiler systems. * Performs maintenance and installation functions associated with all water system equipment. * Measures, cuts, threads, and assists in the installation of pipes and tubing. * Repairs and replaces circulating pumps. * Maintains equipment and supplies. * Repairs and replaces valves and other plumbing components. * Transports equipment to job sites as needed. * Maintains well and wastewater systems as needed. * Provides assistance to other crews as needed. * Responds to offer hours emergencies as requested. * Performs other duties and responsibilities as assigned by supervisor. * Follows established procedures.SDL2017
