We are looking for a Director of Maintenance for our South Florida Market. SUMMARY: The Director of Maintenance has the responsibility of providing strategic leadership to property ownership and asset management regarding construction projects and the on-site maintenance staff, ensuring exceptional customer service, training, and assurance that each property is productively fulfilling the company s vision by properly utilizing policies and procedures. The Director of Maintenance & Construction develops and implements strategies that maximize the achievement of the owner s goals and performance levels, scopes of construction activities, as well as due diligence on new acquisitions. ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following. Other duties may be assigned. Direct oversight of all maintenance operations and staff, and capital improvements for family-owned sites in the region. Develop and implement organizational standards for onsite maintenance departments - shop, work orders, make ready, ordering, etc. Develop and implement preventive maintenance and exterior upkeep schedules. Review and approve all supply orders. Negotiate pricing with vendors to lower expenses whenever possible; VP approves. Order and log all major appliance / HVAC / water heater purchases. Review AP owned tools/equipment/golf carts and ensure all are cataloged and properly maintained. Perform monthly shop and property inspections to maintain standards - organizational and curb appeal. Streamline the make ready process - set the standard throughout the portfolio. Quality control. Plan and execute all capital improvements / special projects. Hire / train / discipline / terminate staff as necessary, WITH HR involvement Solicit bids and hire all subcontractors and vendors for maintenance/capital improvements / special projects. VP Approves. Develop and oversee the maintenance budget for each site. Perform all mold-related assessments and remediation. Assist the maintenance supervisor with troubleshooting major issues as needed. Seek out new business opportunities. Pull permits for work if required. Walk/accept all new construction - set the standard and streamline the process for family-owned sites. Work closely with the onsite management team to provide support and ensure proper coordination of maintenance activities and capital improvements. Communicate with management on a regular basis to ensure the maintenance department is operating efficiently. Attend variance meetings and report on maintenance and capital improvements. All other responsibilities as directed by VP. Report directly to VP. SUPERVISORY RESPONSIBILITIES: Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems Requirements: Minimum of 7 years experience with capital improvement projects and maintenance processes for multifamily properties. Strong knowledge of HVAC and other mechanical/building systems. HVAC/EPA Certification required. General knowledge of and experience with electrical and plumbing systems. Must hold a Florida MRSA ( Mold-Related Services Assessor ) and MRSC ( Mold Remediation Service Contractor) license. Must have the ability to travel up to 80% of the time with overnight stays - must be willing to be a road warrior at times. Must have the ability to work independently with high attention to detail. Strong written and verbal communication skills.
